A: A real estate consultant is a licensed real estate professional who offers services for a flat fee rather than as a percent (%) of the sales price. The services can be in conjunction with another real estate professional, as in the form of an independent review of real estate contracts, objective market analysis of home valuation or investment review.
Alternatively, services can be provided as chosen by the client from a menu of services, in general these are the same services offered by traditional commissioned agents, such as MLS listing of properties for sale, contract preparation (buying, selling, or leasing), marketing of homes for sale or rent, advising buyers and reviewing investment options.
A: Whether selling their home on their own (FSBO) or wanting full service real estate representation, my clients can choose the specific areas in which they need assistance. My clients choose from a menu of service or retain my services on an hourly rate for consulting or representation. My compensation is not tied to the value of a sale so I can be objective in evaluating the property and in working with my clients. Unlike traditional real estate listing services, my clients are free to use their own judgment in pricing and marketing decisions, and they are not tied to a long term listing contract.
A: A typical sale of a $300,000 home at 6% commission costs the seller over $18,000. With my consulting services a seller can retain my services and list on the MLS $495. If I do an open house for the seller with advertising expenses at $650, contract assistance and providing the sellers required disclosures at $400 and review of two buyers offers at $1000, then assist my clients at the closing for $250, my client would have spent $2795 for my services.
